The 30×40 site (1,200 sq ft) is the most common residential plot size in Bangalore — and the most common source of Vastu compromises, because every square foot fights for space. This guide shows the ideal room allocation for east, west, north and south facing 30×40 house plans as per Vastu Shastra.
The Zone Logic That Applies to Every 30×40 Plan
- North-east — keep light and open: entrance foyer, living room, pooja, or open setback. Never a toilet or heavy storage.
- South-east — fire zone: kitchen is ideal here.
- South-west — heaviest zone: master bedroom, and the tallest built mass.
- North-west — guest bedroom, children’s room, or utility.
- Centre (Brahmasthan) — keep free of columns, toilets and staircases wherever the design allows.
30×40 East Facing House Plan as per Vastu
| Element | Recommended Placement |
|---|---|
| Main door | East (north-of-centre padas preferred) |
| Living room | East / north-east |
| Kitchen | South-east (cook facing east) |
| Master bedroom | South-west (upper floor if G+1) |
| Pooja | North-east corner niche |
| Staircase | South, west or south-west |
| Toilets | West / north-west, never north-east |
| Parking | North-east open setback or north |
30×40 North Facing House Plan as per Vastu
| Element | Recommended Placement |
|---|---|
| Main door | North (east-of-centre padas preferred) |
| Living room | North / north-east |
| Kitchen | South-east; north-west as second option |
| Master bedroom | South-west |
| Study / kids | West or north-west |
| Staircase | South-west or south |
| Toilets | West / south of west |
| Water sump | North-east of the plot |
30×40 South Facing House Plan as per Vastu
A south facing 30×40 site is not a defect — it simply demands stricter entrance placement. Position the main door in the auspicious southern padas (towards the south-east of the south face), keep the south-west heavy and closed, and push all openness to the north and east through internal courtyard light or window planning. Kitchen in the south-east, master bedroom in the south-west, toilets in the west or north-west.
30×40 West Facing House Plan as per Vastu
For west facing 30×40 sites, place the entrance in the west’s auspicious padas, living spaces towards the north-east interior, kitchen in the south-east, and bedrooms in the south-west and west. The staircase works well in the south or south-west. Keep the eastern side of the plan as open and light as the floor plate allows.
Common 30×40 Vastu Mistakes in Bangalore
- Toilet stacked over the pooja room in G+1 duplex plans.
- Staircase spiralling through the Brahmasthan.
- Car porch consuming the entire north-east setback.
- Underground sump in the south-west (it belongs in the north-east).
- Kitchen pushed to the north-east because “the plumbing was easier”.
Frequently Asked Questions
Which facing is best for a 30×40 house plan?
No facing is inherently bad. East and north facing sites make Vastu-aligned planning easier, but a south or west facing 30×40 site with correct entrance padas and zone allocation performs just as well.
Can a 30×40 duplex be fully Vastu compliant?
Close to it. The non-negotiables — south-west master bedroom, south-east kitchen, clean north-east, protected Brahmasthan — all fit a 30×40 duplex if planned before construction. Compromises usually enter when plans are copied from a different facing.
Where should the staircase be in a 30×40 house?
South, west or south-west, climbing clockwise where possible. Avoid the north-east corner and the exact centre of the plan.
Do you review architect plans for 30×40 sites?
Yes — pre-construction plan review is one of Vardhini Vastu’s core services. We annotate your architect’s drawing zone by zone with degree-accurate analysis before the foundation is laid.
